Modular and Conventional Construction: A Pathway Comparison

Modular and conventional construction organise design, production and site activity differently. The better approach depends on the project; neither method can be selected responsibly from a generic cost or speed claim.

Modular construction

In a modular pathway, substantial building work occurs in a manufacturing environment before modules are transported and installed on site. This can support repeatable production and reduce exposure to some weather and site-labour disruption.

It also means that modular design, manufacturing requirements, builders, finance and project delivery need to be considered as connected parts of the brief.

Conventional construction

In a conventional pathway, more of the building work is completed on site. The design, procurement, construction sequence and commercial arrangements are organised around that delivery method.
